Osborne Park, WA
AE Hoskins Building Services were engaged to convert a dilapidated aging lunchbar, in a prime Hutton Street location, into a vibrant new café.
The building was in a state of extreme disrepair, with major demolition and remediation works required, before the new works were able to commence. Asbestos containing materials were found in the ceilings, floor linings and some walls; and the existing timber frames were warped, with major structural reinforcement needed.
Working closely with the property owners and our project partners, Lazco Refrigeration, the AE Hoskins project team took this project from the initial design phase all the way through to final completion. We provided support and guidance every step of the way, to help achieve our clients vision for the space.
Once the initial designs had been prepared and approved by Council, the AE Hoskins team commenced the building works. The whole building interior was stripped back to the frames, with structural supports installed in multiple areas and extensive rectification works needed. Once the frame was sound and the new walls installed, fitout works commenced.
The fitout included new flooring, a new commercial standard kitchen space, new toilets, new refrigerated cabinetry and a new seating area. Our team collaborated with Lazco Refrigeration to deliver a cohesive and striking final finish. From the beautiful custom timber benching, to the eye catching teal paintwork and feature lighting, the quality of finishes and attention to detail has created a stunning final build.
